Caliber is a construction management and real estate consulting firm based in Bozeman, MT.

We create a better construction development environment—one that consistently produces opportunities to make building superior for all parties involved. We do this through increased transparency and humility, and dedication to getting it right for our clients, employees, and the communities we build in every step of the way.

In our more than 15 years of experience we have managed some of the most complex projects in the country that have ranged in scope from $100k to 2 billion dollars. We’ve worked at almost every role within a project—from the most junior tasks to managing the entire team.

Design & Pre-Construction Management

The fundamentals of setting up a project for success is a detailed and unique process and the specifics matter. We can manage all the different parties and elements to ensure your project is set up properly through our preconstruction services. 

  • Perform due diligence studies and project feasibility

Development & Construction Management

  • Tightly track and audit project financials

  • Manage general contractors and subcontractors with execution of project from start to finish

Project Audits

Get expert third party eyes on your project to keep Capital partners and project stakeholders knowing you’ve got them covered. Detailed project audits are available at any phase of the development life cycle to assess the health of  your project. Once our audit is complete, you will receive a list of detailed executable recommendations and focus areas to remove risk to the project.

Project Audits can include:

  • Constructability Reviews - We will review the plans/specifications and provide recommendations for improvement

  • Financial Analysis - Gross Billings Curve/ Cash Flow Analysis

  • Schedule Analysis - We tell you what is on schedule, what isn’t, and where the risks lie

  • Budget Review - We review your budget and what line items pose risk to the project financials including: Change Order Status, Outstanding Payments, Lien Waivers 

  • RFI/ Submittal Review - Check the status of current and outstanding RFI’s and critical submittals

  • Material Tracking - Review and provide a clear status on critical materials

  • Overall Risk Analysis - Provide a detailed analysis of the project risks and provide detailed recommendations to project leadership

Meet the Team

Kyle Conrad, Founder and CEO

Kyle began his construction career in San Diego, California at Clark Construction, the largest privately held construction company in the US. After 7 years at Clark Construction working alongside top industry professionals, Kyle joined Amazon as a Construction Manager. 

At Amazon, Kyle oversees the design and construction of Amazon fulfillment centers around the U.S. and Southeast Asia. In 2020, he led construction for one of the largest and fastest built fulfillment centers to date, a $315 million, 2.4 million square foot facility built in just 10 ½ months in Nampa, Idaho. In 2021, he was promoted to Senior Regional Manager, overseeing a team responsible for $5 billion in projects, totaling 30 million square feet.

Kyle began working locally in his new home town of Bozeman, MT in 2019 when he managed the renovation of the historic Gallatin Laundry building. He’s witnessed the construction boom in the Rocky Mountains first hand and understands the unique challenges the region faces–demand outpacing development, a stressed labor force spread too thin, and geographic remoteness. 

With over 15 years of experience, Kyle started Caliber to bring the same high quality, transparent construction management experienced in the largest US markets to the Rocky Mountains.
