Budget Management
Construction costs have gone up significantly in the past 5 years. These costs have risen across the entire country and are not just regional. It is important to know how to properly budget a project and hold a budget for the duration of a project. There are dynamic factors that make it challenging to control a budget, however having a partner to help set up the budget can materially improve reliability.

who we are
Caliber is a real estate consulting and construction management company founded in 2020.
Caliber Construction was founded to build a better construction development environment—one that consistently creates opportunities to make building better for all parties involved. We do this through increased transparency and humility, and dedication to getting it right for our clients, employees and the communities we build in every step of the way.
We bring more than a decade’s worth of experience managing some of the most complex projects in the country that have ranged in scope from $100k to 2 billion dollars. We’ve worked at almost every role within a project—the most junior tasks to managing the entire team.
Meet the Team
Kyle Conrad, Founder and CEO
With over 15 years of experience, Kyle began his construction career in San Diego, California at Clark Construction, the largest privately held construction company in the U.S. After 7 years at Clark Construction working alongside top industry professionals, Kyle joined Amazon as a Construction Manager.
At Amazon, Kyle oversaw the design and construction of Amazon fulfillment centers around the U.S. and southeast Asia. In 2020, he led construction for one of the largest and fastest built fulfillment centers to date, a $315 million, 2.4 million square foot facility built in just 10 ½ months in Nampa, Idaho. In 2021, he was promoted to Senior Regional Manager, overseeing a team responsible for $5 billion in projects, totaling 30 million square feet.
Kyle began working locally in his new home town of Bozeman, MT in 2019 when he managed the renovation of the historic Gallatin Laundry building for a local developer. Since he’s witnessed the construction boom in the Rocky Mountains first hand and understands the unique challenges the region faces–demand outpacing development, a stressed labor force that is spread too thin, geographic remoteness.
Kyle started Caliber to bring the same high quality, transparent construction management experienced in the largest markets to the Rocky Mountains.

Project spotlight
Recent Project: Gallatin Laundry
The challenges of renovating a historical piece of downtown Bozeman were exciting. The Gallatin Laundry Building is over 100 years old and it was important to the owner that we maintain as much of the unique historical character possible during the structural, mechanical and electric upgrades that transformed the building into a turn-key modern commercial space. We added a second floor and we were able to reuse the existing ceiling joist to maintain character.
Unique Challenges:
Registered historical renovation
Addition of second floor
Planning for unforeseen challenges of a historical renovation to remain on budget & time
